Neil Fletcher Design have a proven and established track record in delivering quality townhouse developments, over an extended period of time.
With the issue of over 800 planning permits ($1.1 billion in construction value), we recognize the importance of fostering relationships with councils to ensure clients achieve solutions that maximise the development potential of their property, in a sustainable and cost-effective manner.
Proven step-by-step approach to development projects:
- Initial Consultation.
- Site survey / desktop analysis.
- Preparation of feasibility drawings for the proposal, based on client expectations and current planning controls.
- Application to council for pre-application comments. This step provides clients with the confidence to continue with the full planning application.
- Planning application includes:-
- Compilation of authority documentation including stormwater drainage, property information form, sewer location point and adjacent underground services.
- Design and documentation of the proposal, to clients’ expectations.
- 3D render modelling.
- Materials and finishes schedule.
- Site re-establishment survey with levels to AHD.
- Arborist’s report on existing trees on site and within 3m on adjacent properties
- Concept landscape plan.
- Once documentation is client approved, the application is then submitted.
In summary, clients are kept in the loop for the full design process and planning application. Copies of EVERY communication received from council are shared with clients.
